Tenant Information
We offer a friendly, helpful service with the aim of housing you, trouble free, as soon as possible. If you see a property that you like, we will be delighted to show you around it. If you don’t see your dream home let us know what you are looking for; it may be in the pipeline!
Once you have found your new home we will need you to fill in a reference application form. Once the application pack is complete including the required accompanying documents we will take a holding deposit and process your application. Then subject to acceptable references having been obtained, we can arrange for you to sign a tenancy agreement and set a date for you to move in. Moving In
When you sign the tenancy agreement it will specify the first day on which you can move in. Before you move in you will need to have paid to us the deposit and first months rent and have arranged a standing order with your bank to make future rent payments.
On the day that you are moving in you will need to agree a time with us to meet you at the property. We will require you to check with us the contents and condition of the property, and then sign the 'Check-In Report' to confirm that it is correct. This will include the current meter readings for the utilities. We will also demonstrate the operation of any facilities and appliances which are at the property.
Moving Out
At the end of the tenancy we will arrange to re-check the property with you against the 'Check-In Report'. The Landlord will expect the property to be left clean and in the same state of repair as when you took possession (taking into account fair wear and tear). Any necessary remedial action will be charged against your security deposit
Other Information
Emergencies: You will be provided with our 24 hour emergency contact number. Please do call us if any problem arises which may result in immediate damage to the property.
Insurance: Contents insurance is the tenant's responsibility.
Utilities and Council Tax: You must contact the utility companies and the council to make sure that the bills are issued in your name and to arrange payment.
Maintenance: The interior maintenance and decoration of the property is the tenants responsibility, although some Landlords may require you to to obtain permission before making major changes. Appliances such as cookers and heating systems installed in the property at the commencement of the tenancy will be maintained by the Landlord along with the structural fabric of the building, please contact us promptly if you notice any faults.
Gardens/Drives: It is the tenants responsibility to keeps these clean and tidy. Grass should be kept cut and hedges trimmed.
Inspection Visits: We will visit you at the property after 3/6 months and thereafter at least once per year. We will give you a minimum of three days notice and will respect the fact that we are visiting your home.
